Maintenance Technician

Harris-Stowe State University is a historically Black institution (HBCU) located in the heart of vibrant mid-town St. Louis, Missouri.  Harris-Stowe’s beautiful campus is minutes from the renowned Gateway Arch, St. Louis Zoo, St. Louis Art and History Museums, Forest Park and other cultural and educational institutions.  Harris-Stowe’s diverse faculty and staff provide a wide range of academic programs to one of the most culturally diverse student bodies in the St. Louis region.

Summary: Under general supervision of Associate VP of Facilities and Administration, provides the day to day leadership for the maintenance team. This is work involving the highly productive utilization of maintenance skills to keep Campus Buildings in good operating order and repair providing interactive training and support of current maintenance personnel. Be an active team member in institutional support activities including housekeeping, snow removal, campus moves, and event support.

Essential Job Functions: 

  • Supervision of the daily activities of the maintenance team including task assignment, follow up, training, removal of obstacles to performance. Responsible for maintaining tool and material inventory and storage areas.
  • Provides hands on general maintenance and repair of buildings, facilities, equipment.
  • Performs a variety of work in the maintenance and repair of buildings utilizing core craft skills in multiple areas. Demonstrates competence all maintenance skill areas, with certification in HVAC required. 

Maintenance Skill areas:

  • Carpentry
  • Painting, patching, and wall repair
  • Masonry
  • Plumbing
  • Electrical
  • HVAC

1.    Plumbing:

  •   includes the repair, replacement or installation of faucets, pipes toilets, garbage disposals, dishwashers, ice making refrigerators. 
  • Identifies and performs basic repairs of plumbing leaks or breaks; opens clogged lines; 

2.    Electrical: 

  • Includes the repair, replacement or installation of power switches, wall sockets, ceiling lights, ceiling fans, ballasts; lighting upgrades.
  •  Reports unsafe electrical conditions.

3.    Carpentry:

  • Performs basic rough and finished carpentry installation and repair of furniture, floors, doors, partitions.  

4.    Painting patching and wall repair: 

  •  Includes new coats of paint applied to unit walls.

5.    HVAC- mechanical and equipment:

  • Includes filter changes on HVAC units, daily check of all building systems, some coordination of specialized vendors for building equipment repairs including Fire Alarm and Security systems.
  • Activates and deactivates building alarms; 

6.   Masonry:

  •   Performs limited maintenance and repair of campus masonry including crack repair, tuck pointing, sidewalk repair, application of joint sealants.

Other Required Job Functions

1.   Snow removal: 

  • Includes shoveling, blowing or plowing snow away from covered walkways and driveways, and laying down rock salt atop icy surfaces to prevent slipping; Required to be present during Campus Snow removal operations. 
  •   Snow removal duty is on an on call basis. Response is a requirement of this position. 

2.   Campus Moves:

  •  Includes moving of boxes and furniture to support all campus relocations, and /or disposal of items of no longer of use.

3.   Event Support:  

  • Includes support of event set ups and break downs as required.
  • Assistance with special needs of event hosts as requested.

4.    General Housekeeping: 

  • Includes trash pick-up from buildings and grounds and maintenance of building storage areas, maintenance support areas, and mechanical rooms in a neat and safe condition.

5.    Customer service:  

  • Includes professional, prompt and courteous correspondence with students when scheduling and providing maintenance services, and with contracted vendors that provide additional facility services.

6.    Time management:  

  • Includes participating in an organized scheduling and tracking system, usually on a computer.
  • Must have knowledge and capability with Microsoft Office software including Outlook, Excel, and Word.

Physical Requirements, Skills and Abilities:  

1.    Knowledge of: 

  • Safety practices and procedures related to the building trades; proper lifting techniques.
  • Basic understanding of work order labor time standards, and application of OSHA Hazardous Materials principles.
  • Basic understanding of OSHA Lock-Out Tag Out procedures and all OSHA Fire Protection regulation.
  • Good time management skills to ensure assigned responsibilities are completed in an efficient and safe manner.

2.    Skill and Ability to:

  • Effectively use a variety of hand and power tools;
  • Operate appropriate lifts as needed to perform duties of the job
  • Read blueprints
  • Perform a variety of physical labor including climbing ladders,
  • Bending, kneeling, reaching, and standing for long periods of time; lift and carry boxes, tools, equipment and materials;
  • Follow oral and/or written instructions; communicate effectively in both oral and written form;
  • Maintain work logs and service requests both in paper or electronically;
  • Establish and maintain cooperative and effective working relationships with those contacted in the course of work assignments;
  • Ability to adhere to University policies and rules and to promote safety standards;
  • Ability to maintain a professional, customer service-oriented demeanor at all times;
  • Ability to work independently with minimum supervision.

3.    Education and Experience Required:

  • Universal EPA certification required
  • Associates Degree Preferred.  
  • Any combination of education, training, and experience which demonstrates ability to perform the duties and responsibilities as described including related work experience in one or more of the building trades.
  • Valid Missouri driver’s license with safe driving record required.

4.    Working Environment:  

  • Must be available for on call emergencies; carrying on-call phone or two-way radio will be mandatory
  • Working with or around hazardous materials
  • Schedule changes based on the needs of the University and long hours to complete/perform scheduled or emergency functions/projects.
  • On Call on a rotating basis with other members of the maintenance team on weekends; Available weekends and holidays as needed.

5.   Physical Demands:

  • Appreciable physical strain, including lifting, bending, stretching, standing, walking in outdoor and indoor terrains, including up/down stairs.
  • May be required to use safety equipment such as gloves and back belt.
  • As part of the Campus support team, assists with special projects as directed, including event set up and tear down
